Platting & Subdivision Applications

We secure necessary permits for commercial or residential developments. Permits for new construction, remodeling, demolition, tree removal, addendums, or signs. We then, coordinate all submittal items and work with local government officials to expedite permit release.
Building Permits
​
We assist in establishing a building site by combining or reconfiguring existing lots or unplatted tracts of land. This may include a public hearing at each step. Residential and commercial properties may require a subdivision application, which may include a plat or replat application. Our team coordinates submittal requirements and signatures for preliminary or final plat procedures. We will present and defend applications as the planning and zoning commission or city council considers them.
Board & Commission Representation​

Planning Commissions, Board of Adjustment, Historical and other public entities, have specific rules prohibiting interaction with board members and some, requiring super-majority votes for approval. These processes often require a public hearing, notices to be mailed to area property owners, and signs posted on the property. We handle this and more, ensuring you’re well represented at every phase and for every entity.
Retroactive Permits

Are you selling your home and getting stressed because of past unpermitted work? Did your neighbors report you for failing to get the permits you need? Perhaps, your home’s previous owner remodeled without permits and you didn’t think to inspect the home or inquire about permits before the transaction. Our team will get your retroactive permit, which is much like a regular one, as it allows the Building Department to confirm that the work complies with all current codes.
Variances​
​
This Board of Adjustment action allows variances to the existing development regulations for a site, including setbacks, height, lot coverage, and parking. Variances require a property hardship—lot width, slope of the land, or other physical constraints. We’ll help you identify hardships and prepare your case for variance. We can also assist on special exceptions or reductions in setbacks..

Certificate of Occupancy
A Certificate of Occupancy (CO) serves as a license to do business at a specified location within city limits. Obtaining a CO involves city inspections of a building’s structure, plumbing, electrical systems, and compliance with zoning and parking regulations. We speed up the process of obtaining a CO, regardless of your business type.
Special Use Permits or SUP's
​These permits allow special use, conditional use, or specific use under certain circumstances. SUPs are often required for the sale or manufacture of alcohol, schools, dance halls, metal salvage, cell towers, transportation, industrial uses, and other circumstances. It’s the same or similar process required for a zoning change; it’s not actually a permit and isn’t issued over-the-counter.
Building Code Services
Building Code Services: We evaluate building and/or other codes for their impact on development or construction. This includes analyzing construction plans, site plans, or other documents as they relate to obtaining a commercial or residential building permit within applicable city, county or state.
Land Use Studies & Consultation
We’re experienced in working with various government entities at all levels, obtaining and/or preserving entitlement for the use of property. This includes research/evaluation of existing rights/limits for sites, to assist in evaluation/analysis for purchase/sale or development. We bring a market-driven approach to municipal planning.
Due Diligence & All Critical Project Components
We provide due-diligence services to every client we work with. This research investigates several aspects of a development, existing rights, and conditions of a tract of land. Information yielded includes existing zoning, infrastructure availability, surrounding uses and zoning, and investigation of existing structures on-site.
